屯門居屋無懼「雙辣」 成交價不跌反升

政府推出雙辣招後,屯門二手居屋交投量及成交價不跌反升。截止今年1月的數據,雖然反映出房屋交投數量減少,但成交呎價卻未見降溫。以兆麟苑面積514呎既中高層單位為例,去年十月成交價315萬,最近成交價 348萬。在短短4個月內,升幅超過一成。有經濟學者認為二手居屋呎價不跌反升與屯門區多年以來既樓價較低,有直接的關係。又表示屯門區內二手居屋的實用面積較高亦是原因之一,而隨住政府收緊公屋富戶的審查標準,亦增加左市場對居屋的需求。
